Rental terms and house rules

1. Booking and payment

The form on this website sends a booking request. It is not binding and no payment is taken at this stage.

A request does not automatically block the dates. If they are free, we personally confirm a 12-hour hold and payment instructions. Your booking is confirmed after our agreement and receipt of payment. Without payment within that time, the hold lapses and the dates are released.

The price is calculated night by night using the rates shown on the website at the time of your request. It includes final cleaning, Wi-Fi and air conditioning. Guests bring their own bed linen and towels, or rent them for €75 per stay.

Minimum stay: 2 nights, or 7 nights if the stay includes a night in July or August.

2. Security deposit

A security deposit is charged in addition to the price of the stay: €250 for stays under 7 nights, €500 from 7 nights. It is refunded within 24 hours of your departure, once the apartment has been checked, less any damage or documented costs (breakage, lost keys, exceptional cleaning).

3. Cancellation

By the guest: full refund up to 30 days before arrival; 50% of the stay price between 30 and 14 days before arrival; no refund less than 14 days before arrival or in case of no-show. The deposit and the linen option are always refunded.

By the owner: if the apartment cannot be provided, all amounts paid are refunded.

We recommend travel cancellation insurance.

The 14-day right of withdrawal does not apply to accommodation booked for specific dates (Article VI.53, 12°, of the Belgian Code of Economic Law).

4. Arrival, departure and keys

Check-in from 3 pm, check-out by 11 am. Return the keys as described in the departure instructions. Lost keys, badges or locks may be charged at cost.

5. Occupancy and neighbours

The apartment is reserved for the guests named in the booking, 4 at most. Subletting and transferring the booking are not allowed. Parties and events are not allowed.

Keep noise down from 10 pm, indoors, on the terrace and in the shared areas. The lead guest is responsible for everyone in their party and for their visitors.

6. Terrace

Do not sit on, climb or lean over the parapet, and do not place furniture against it. Children must be supervised by an adult. Do not throw or drop anything from the terrace.

Close the parasol in wind, at night and whenever you leave the apartment.

7. Safety

The apartment is non-smoking: cigarettes, shisha, candles and open flames are not allowed indoors. Never leave cooking unattended. Do not cover or disable the smoke detectors.

There is a fire extinguisher in the kitchen. In case of fire, leave the building, do not use the lift and call 112.

Before lowering a shutter, check that nothing is underneath. Never force a stuck shutter; tell the owner.

8. Using the apartment

Use the air conditioning with doors and windows closed and switch it off when you go out. Do not flush wipes, grease or objects down the toilet. Indoor furniture stays indoors. Do not dismantle or repair any equipment yourself.

Close doors and windows when you go out, especially in rain or wind.

9. Departure and rubbish

Final cleaning is included. Before leaving, empty the dishwasher, tidy the kitchen, take your food and take all rubbish to the town's bins. No rubbish bags may be left in the apartment.

10. Damage and liability

Report any breakage, leak or fault straight away. Damage caused by abnormal use, negligence or failure to follow these rules may be charged at cost.

The guest is liable for damage caused by themselves, their party and their visitors. Personal liability insurance is recommended.

11. Governing law

These terms are governed by Belgian law.
